One of the conversations I have most often with homeowners goes something like this...
"We've had a few viewings, but no offers. Do you think we need to reduce the price?"
Sometimes, yes. If a property is significantly overpriced for the market, that's a different conversation.
But in many cases, the problem isn't the price at all. It's how the property is being presented.
I've seen homes sit on the market for months with very little interest, only for them to completely change once they've been professionally staged. Suddenly they're getting more viewings, buyers are staying longer, and offers start coming in.
So before you knock thousands off your asking price, it's worth asking yourself whether buyers are actually seeing your home's full potential.

Buyers make their minds up before they even step through the front door
These days, almost everyone starts their property search online.
That means your photographs are doing most of the hard work.
If your home doesn't catch someone's attention within a few seconds, they'll simply scroll on to the next one.
It doesn't necessarily matter if your home is beautiful. If it's empty, buyers often struggle to judge the size of the rooms. If it's cluttered or too personal, they can find it difficult to picture themselves living there.
The goal isn't to make your home look like it's straight out of a magazine.
It's to help buyers imagine it as their home.
Why staging works
People often think home staging is just about adding a few cushions and making things look pretty.
It's much more than that.
Every room has a purpose, and good staging helps buyers understand how that space could work for them.
Sometimes that means showing that an awkward corner could be a home office. Other times it's making a large room feel warm and inviting instead of cold and empty.
It's about creating balance, improving flow, making the property photograph well and highlighting the features that buyers might otherwise miss.
A price reduction is expensive
Dropping the price by £10,000 or £20,000 can feel like the quickest way to generate interest.
But once you've reduced the price, you can't get that money back.
Professional staging costs a fraction of that and can completely change how buyers perceive your property.
Instead of making people wonder what's wrong with the house because the price keeps falling, you're giving them a reason to book a viewing in the first place.
I've seen it happen time and time again
One of the best parts of my job is seeing the difference staging can make.
I've worked on properties that had been sitting on the market for over a year without selling. After staging, one sold within nine days.
Another had hardly any interest before staging and received two offers within the first week.
I've also staged a luxury home that sold within two weeks at its asking price.
Every property is different, and no one can promise results, but presentation genuinely makes a difference.
It's about giving buyers confidence
Buying a home is emotional.
People don't buy because the sofa looks nice. They buy because they can picture themselves sitting there with a coffee on a Sunday morning.
They imagine where the Christmas tree will go, where the kids will play, or how they'll entertain friends.
That's what staging helps with.

Is staging right for every home?
Not necessarily.
Sometimes a home only needs a bit of decluttering and better photography.
Other times, particularly if it's empty, professional staging can completely transform how it's viewed.
Every property is different, which is why I always start with an honest conversation about what I think will have the biggest impact.
If I don't think full staging is needed, I'll say so.
